You
may find out the perfect buyer for your home literally wasn't in the
market during all those months you were hoping to sell.
They
fell in love with your home and can't wait to get in to make it
theirs.
There is a buyer for nearly every property that comes
on the market - at one time or another. It really can be like
"finding a needle in a haystack". The phrase
"it's a small world" doesn't seem to apply when you're
trying to sell your property.
Quite the opposite! It
seems to quadruple in size.
From personal experience this has happened.
After several months on the market, the sellers were really getting
frustrated and decided to give it one more month before taking it off
the market. A couple more weeks went by and they had all but given
up hope.
In the meantime, there was a couple relocating to
their area from the east - Georgia to be exact. They were waiting
to close on the sale of their home before buying one and had run into a
few snags which took more time than expected for their buyers to secure
financing. They just wanted all ties to the old house behind them.
They didn't want to go looking until it was a done deal on their sale.
The first week they went out they looked at the
sellers house. Another week went by and they kept talking and
comparing the properties they'd seen.
The took one more look at
the sellers home and another one. After some more discussions, the
buyers decided the sellers house was "the one" for
them. Made an
offer and ultimately closed on the sale. They were ecstatic about
their new home and couldn't believe their luck. Neither could the
seller.
After bringing their price to market, the buyers made
nearly a full price offer, which netted them more money than what they
originally thought they would get.
